Simply, O’Brien Custom Homes builds you (Priority) a better house (Performance) at a fair Price.
PRICE
We know that building your house is almost completely about the Price. Our Pricing is a straight-forward calculation – costs plus fee. It’s why we list it last after Priority and Performance. We have no control on the current cost of materials and labor. Our Price reflects our ultimate goal that you get a great house. People often tell us our prices are too high and/or their other guy is cheaper. Hey, we do understand. Houses are very expensive; we have mortgages too! We are happy to review and adjust your budget with you because you are the Priority. The budget reflects your choices.
Your Price details costs that reflect quality materials, maximum value, rational contingencies, reasonable allowances, and proper service. Before you write us off for a cheaper price, PLEASE ensure that you know what that cheaper price covers AND what it doesn’t cover.
If you have a cheaper price – check over these things:
At the top, budget and price of home construction is the sum of only 2 things – materials and labor. If someone else’s budget shows a much cheaper price in concrete or shingles or lumber – you may also be getting the cheapest product. If you are seeing a cheap price in Labor, are you getting licensed, experienced, and knowledgeable installers?
Compare Line Items.
Our Price includes a line itemized budget showing all major categories. This transparency is a MAJOR difference between building vs. buying a new home. When you buy a new home, you only get a summary of features. Like a new car, you’ll see the cost of options like fancier tires or stereos, but you don’t know if you are overpaying for the engine, the transmission, or paint job. When you build an O’Brien Custom Home you can see how much the concrete costs, the lumber, the plumbing, etc. Like buying gas or groceries, prices are fairly consistent among stores so you can compare our prices with the Internet to know you are getting a fair price.
Know the Specific Materials you get.
Our Price reflects quality materials. We use our knowledge and experience to ensure the quality of your house is balanced between the ‘Tried and True’ like OSB Sheathing with House Wrap versus the ‘New and Upcoming’ like Huber’s Zip System. We price with Huber’s Zip System due to its’ much higher performance value, but we can reduce pricing going to OSB and House wrap. We will NOT use cellulose fiber boards for sheathing. Do they meet code, yes, but they are crap, and I wouldn’t put it in my own house. If another budget is showing cheaper materials, again, find out exactly what you are getting. Check it against the Internet. You are buying a very expensive house. Do you really want it with the cheapest materials and labor? Because what we continually see is a housing market where any new 3 bedroom, 2 bath, 2 car garage house will sell for $350k usually more. Many builders build the cheapest house possible to get max profits because the house sells for that $350k no matter what. Once the walls are painted, you have no idea how it was built. Then suddenly, you start receiving $400 monthly electrical bills. This is why building is Better than buying. Our Price is based on building you the best overall performing house within your budget.
Check for Budget Contingencies.
Our Price includes contingencies costs when needed. Financial surprises are rarely good news, and no project is completed flawlessly. How often have you taken the family on vacation and spent exactly what you thought you would? Also, we ensure contingencies are in the right categories. There is a huge difference in projecting an extra 5% in $1000 for light fixtures and 5% in $25,000 for lumber. You need a cheaper price – we can take out all the contingencies. Because, hey, life always goes to plan, Murphy doesn’t have a law, and Mother Nature is always fair, right? You have a cheaper price from someone else? Likely it has ZERO contingencies which means when something slips you are writing an unexpected bank check.
Evaluate Allowances.
We review and adjust Allowances on every project to ensure that you have a reasonable range of options for quality items like faucets, cabinet handles, appliances, etc. This means you can look at known brands like Kohler, Delta, GE, and Bosch. We are not locked into any pre-planned, pre-approved project that you find in a national homebuilder. We are happy if you found that range hood you really want cheaper on Amazon. See a cheaper prices than ours? Again, check your allowances against Internet research. Have you seen the post-Covid appliance prices? Don’t expect much quality if that other cheaper price only shows $300 for a dishwasher or cooktop.

O’Brien Custom Homes is completely delighted to only be a local company focused here in Texoma and Grayson County. Our Price reflects what is here and not in some other state. We wouldn’t have and won’t last if our reputation is damaged by overcharging our clients. We don’t need to hit national sale numbers. We aren’t making up for last years failed sales projections. All we ask is a reasonable fee for our work. Heck, most people tip 15% to their barber.
How Much is Your Name and Promises Worth?
Putting your family name on the company MUST reflect standards and value. Those standards reflect in our pricing. We can’t give you Cadillac performance out of the cheapest car parts. We don’t operate like some airline companies who give you the cheapest price but later add costs to every choice you make. We also don’t exclude silly items from our Price that you would naturally expect to be included like buying airline tickets, but luggage is extra.
We put the Same Costs (Materials and Labor) into Our Own House.
We want to build your house and will diligently work with you towards a fair budget. We ensure you have a quality house with the best value. Sometimes that means higher dollars, but we will also point out that the cheaper electrical paddle switches on Amazon are just as good as Levitron or GE and you can find some great deals at Halliburton’s Salvage. How do we know? Because it’s in our house too.
