Terms of service
Short version: this website tells you about O'Brien Custom Homes and lets you ask Randy to call you back. It is not a contract, and nothing on it is a binding quote. The agreement for an actual build is a separate document you would sign.
What this site is
It is information about a custom home builder, plus a form for starting a conversation. Using it does not create any agreement between you and O'Brien Custom Homes, and submitting the enquiry form does not commit either of us to anything.
Nothing here is a quote
There are no prices on this site, deliberately. What a house costs depends on the lot, the plan and the finishes, and anybody quoting a figure before walking your land is guessing. Any number Randy gives you in conversation is an estimate until it is written into a signed contract with a specification attached.
The photographs
The galleries show houses Randy O’Brien actually built. Some interior photographs are virtually staged, meaning the furniture was added digitally, and those are labelled as such in the gallery. Houses vary, and a photograph of one build is not a promise about yours.
Third-party rules still apply
Building permits, inspections, septic approvals and anything involving a city, the county or the US Army Corps of Engineers are decided by those bodies, not by us. Where this site describes a local process, it was checked against the relevant authority at the time of writing. Rules change. Confirm anything you are relying on.
Content and images
The text, photographs and video on this site belong to O'Brien Custom Homes or to the photographers who made them. Please do not republish them without asking. Linking to pages here is welcome and needs no permission.
Links to other sites
Where this site links somewhere else, such as a city permitting page or the Better Business Bureau, we do not control that site and are not responsible for what it says.
Availability
We try to keep the site up and accurate, but we do not guarantee either. Pages get edited, and information can go out of date between updates.
Limits
Decisions about buying land or building a house should be made on advice from the professionals involved, including your own attorney, lender, surveyor and inspector, rather than on a web page. To the extent the law allows, O'Brien Custom Homes is not liable for losses arising from relying on this website alone.
Which law applies
These terms are governed by the law of the State of Texas.
Changes
If these terms change, the date at the top of this page changes with them.
