Relocating to Grayson County

You have taken a job in Sherman. Now you need somewhere to live.

Grayson County has grown more than 13% since 2020, and a lot of that is people arriving for work who have never lived in Texoma. If you are one of them and thinking about building rather than buying, this is what nobody tells you on the relocation call.

The honest orientation

Four things that surprise people arriving from somewhere else.

Land is still reachable

The reason people move up here rather than staying south of the county line is that an acre within twenty minutes of town is still a real option. That is the whole trade, and it is why building competes with buying here in a way it does not further into the metroplex.

The ground decides your foundation

Blackland Prairie clay swells when wet and shrinks hard when dry. Foundations here are engineered, and post-tension slabs or piers are standard rather than an upgrade. If you are coming from somewhere with stable soil, this is the line item that will not look familiar.

Outside the city, you are on septic

Conventional drain fields fail on this clay. Aerobic systems with spray or drip irrigation are effectively the standard, and across this part of Texas they commonly run in the region of $10,000 to $20,000 depending on your lot and the number of bedrooms. That is a market figure rather than a quote, and it is the number that most often catches people out.

Two different permitting worlds

Inside the city limits you are dealing with Sherman. Outside them you are dealing with Grayson County. Different processes, different timelines, and which side of the line your lot falls on changes your schedule.

Build or buy

Worth building if any of these are true.

  • You want acreage rather than a subdivision lot
  • You have a layout in mind that the resale market does not have
  • You are staying long enough for the build time to be worth it
  • You would rather choose the finishes than inherit them

Questions people ask

From the other side of a relocation.

Can I build while I am renting?
Most people relocating here do exactly that. Budget for the overlap between your lease and your move-in date, and talk to Randy early so the schedule is realistic rather than optimistic.
How far out do I need to go for acreage?
Less far than you would think. Land inside twenty minutes of Sherman is still available, which is most of why people are moving here from further south.
Is it cheaper to build or to buy here?
It depends what is on the market that week. Building wins when you want acreage, a specific layout, or a house that is not fifteen years into someone else’s decisions.
I have never lived in Texas. What is different about building here?
The soil, mainly. Blackland Prairie clay moves with the weather, so foundations are engineered rather than standard, and septic outside the city is an aerobic system rather than a simple drain field.
